Gas safety checks are vital Letting agencies have been reminded of their responsibility to ensure rented properties have an annual gas inspection and can display a valid gas safety certificate for each of their premises.

The Health and Safety Executive (HSE) has prosecuted one landlord for failing to do these tasks and the Nuneaton-based man was sentenced to six months in prison suspended for a year and made to pay £30,000 in costs.

Inspectors found the landlord had not carried out gas checks on one of his properties since 2005 and issued him with an Improvement Notice, but he did not comply.

HSE inspector Gareth Langston commented that the man had shown an "appalling" lack of regard for the safety of his tenant.

"All landlords must have a valid gas safety certificate in place. A gas leak or faulty appliance can cause an explosion or lead to carbon monoxide poisoning, potentially killing their tenants," he added.

Companies which need to carry out gas safety checks could invest in safety signs for their workplace.
